PRICE LIST OF INTERMEDIARY SERVICES

This Price List is an integral part of the Real Estate Brokerage Agreement concluded between COMPASS REAL ESTATE doo, 21 000 Split, Mažuranićevo šetalište 14, OIB: 0456963590 (hereinafter referred to as: Broker) and the Principal.
All fees listed in this Price List are exempt from value added tax (VAT) pursuant to Article 90, Paragraph 1 of the VAT Act.
The amount of the brokerage fee is determined by the Brokerage Agreement, in accordance with this Price List, the General Terms and Conditions and the Law on Brokerage in Real Estate Transactions.
Mediation in the sale of real estate
Seller as Principal of the Broker:
Broker’s fee: 2% to 6% of the agreed purchase price.
Minimum brokerage fee: EUR 1,500.00.
Real estate purchase mediation
Buyer as Principal of the Broker:
Broker’s fee: 2% to 6% of the agreed purchase price.
Minimum brokerage fee: EUR 1,500.00
Mediation in renting/leasing real estate
Lessor / Landlord as Principal of the Broker:
for contracts shorter than 6 months – 75% of one month’s rent/lease
for contracts from 6 to 36 months – 100% of one month’s rent/lease
for contracts of 36 months and longer – 140% of one month’s rent/lease
Lessee / Tenant as Principal of the Broker:
for contracts shorter than 6 months – 75% of one month’s rent/lease
for contracts from 6 to 36 months – 100% of one month’s rent/lease
for contracts of 36 months and longer – 140% of one month’s rent/lease
The brokerage fee includes regular brokerage services during the preparation and implementation of a legal transaction, as follows:
finding and connecting the Principal with a potential contracting party in order to conclude a legal deal;
assessing the market position of the property and informing the Principal about market circumstances and comparable prices;
collecting and reviewing available documentation about the property and checking the ownership status within the scope of available data;
creating presentation materials and professionally preparing the property for the market with a detailed description using photographs, floor plans and arranging viewing appointments,
advertising the property through appropriate marketing channels domestically and internationally, when applicable;
organization and management of real estate tours;
communication with interested buyers, tenants or other potential contracting parties;
participating in negotiations to achieve conditions acceptable to the Principal;
timely informing the Principal of all circumstances important for concluding a legal transaction that are known to the Agent or must be known to him;
cooperation with a lawyer who will supervise and manage the entire purchase process, from the preparation of the Preliminary Agreement, Purchase Agreement, Tabular Statement to the registration of ownership rights in the land registers and the Real Estate Lease/Lease Agreement;
preparation of detailed handover minutes with the contracting parties;
providing assistance in obtaining consent for the acquisition of ownership rights over real estate by third-country nationals;
transferring all overhead costs to the new owner or new tenant/lessee;
checking the purpose of the land if the subject of the mediation is construction or other land;
informing the Principal of the obligations arising from regulations on the prevention of money laundering and terrorist financing;
maintaining confidentiality of data and protecting the Client’s personal data in accordance with applicable regulations.

III. MEDIATION FOR BOTH PRINCIPALS
COMPASS REAL ESTATE doo can mediate for both contracting parties only if a separate mediation contract has been concluded with each party.
The brokerage fee can be charged exclusively from the person with whom the brokerage contract was concluded.
Sale and exchange
The highest total amount of brokerage fees that COMPASS REAL ESTATE doo can charge from all principals for the same real estate is 12% of the agreed purchase price or the value of the legal transaction.
If it is agreed that the compensation is paid by both contractual parties, their total amount cannot exceed the specified limit.
If the Broker has concluded a brokerage contract with two principals for the same real estate, but it is agreed that the brokerage fee is paid by only one contracting party, the Broker may charge that party a brokerage fee of up to half of the highest total amount of the brokerage fee specified in this Price List, or a maximum of 6% of the agreed purchase price of the real estate, or the value of the legal transaction.
Rent and lease
The highest total amount of brokerage fees that COMPASS REAL ESTATE doo can charge from all principals for the same property is 300% of one month’s rent or lease.
If the Broker has concluded a brokerage contract with two principals for the same real estate and it is agreed in these contracts that the brokerage fee is paid by both contracting parties, the total amount of the brokerage fee charged by both principals for the same real estate may not exceed the highest total amount of the brokerage fee determined by this Price List.
If the Mediator has concluded a mediation agreement with two principals for the same property, but it is agreed that the mediation fee is paid by only one contracting party, the Mediator can charge that party a mediation fee of up to half of the highest total amount of the mediation fee specified in this Price List, i.e. a maximum of 150% of one monthly rent.
Mediation fee refers to regular mediation services.
All additional services not included in the Broker’s regular activities are contracted separately.
The costs of lawyers, notaries, court fees, taxes, geodetic services, appraisers, banks, architects and other professionals are not included in the brokerage fee, unless otherwise agreed.
